If you’re selling your home in the greater Sacramento area, let’s make sure it stands out. Buyers right now focus on condition, presentation, and price, so being market-ready attracts serious offers and protects your bottom line.

I worked with a homeowner who was convinced their home was ready. Great location, desirable neighborhood, and they assumed buyers would overlook the little stuff. But when buyers walked through, they immediately noticed small fixes that could’ve been handled beforehand. That hesitation cost us an offer we shouldn’t have lost. In places like Folsom and El Dorado Hills, first impressions are everything.

Let me walk you through the exact five steps I recommend so it sells with way less stress.

1. Clean and declutter. This is the foundation of any sale. Buyers want the home to feel bright and open, hard when countertops are packed, and closets are stuffed. Start by removing excess furniture, clearing surfaces, and packing away personal photos. Then deep clean, especially floors, baseboards, windows, kitchens, and bathrooms. If you can, hire a professional cleaner, one of the easiest ways to make your home feel like a model home without any renovations.

2. Make your home move-in ready. Walk through your home like a buyer would and fix the small things they always notice: leaky faucets, sticking doors, cracked tiles, loose handles, burnt-out bulbs, peeling paint, scuffed walls. Curb appeal matters, too, since people do a drive-by before even booking a showing. Make sure the lawn is trimmed, the bushes are cleaned up, and the front door is welcoming. It’s also worth a pre-inspection to catch surprises early and reduce the need for renegotiation.

3. Stage with intention. Staging helps buyers see the lifestyle, not just the square footage. You don’t need a full professional staging, but you want a layout that feels intentional. Rearrange furniture so rooms feel open and every space has a clear purpose. If your furniture feels dated or oversized, rent a few modern, neutral pieces or stage the main areas partially. Keep colors light, open the blinds, and add warm lighting to make it feel inviting.

4. Price it right. Once your home looks its best, pricing becomes your biggest lever. Too high, and buyers compare it to better options and skip it. Too low, and you leave money behind.
